How Tivat's different neighbourhoods took shape
Some of Seljanovo's apartment buildings were built for workers at Arsenal, Tivat's former naval shipyard. Porto Montenegro now occupies the site of that shipyard. Donja Lastva retains traces of still earlier aristocratic estates, where a house, garden and cultivated land formed one property.
01Donja Lastva
A row of stone houses with wooden shutters and gardens survives along Donja Lastva's waterfront. Between the houses and the sea are ponte, short stone jetties, while benches, palms and oleanders line the promenade. The bell tower of St Roch's Church rises above the surrounding roofs beside the shore.
The summer houses of Kotor's noble families along Tivat Bay were also centres of agricultural estates. Orchards, vineyards and olive groves stood alongside the houses and tended gardens. In Donja Lastva, the house of the former Zmajevic-Jakonja estate survives at the centre of an enclosed plot. A paved path with stone columns leads from an arched gateway in the boundary wall to the house, and the small Chapel of St Theresa was built later beside this path.
During Lastva's carnival, a masked procession accompanied by Tivat's town band arrives at the jetty in front of St Roch's. There, a carnival effigy is publicly tried for the previous year's troubles, and at one carnival, the charges included high prices and unfulfilled promises of local construction work. After the verdict, the effigy is burned.
02Seljanovo
The coastal part of Seljanovo has older houses and villas with gardens. On the uphill side of the main road are groups of larger apartment buildings, some built for Arsenal employees.
In the centre of the neighbourhood, apartment buildings were built together with green spaces, parking and access roads. Parkland and rows of trees lie between the groups of apartment buildings. Seljanovo's housing included buildings with a ground floor and two upper floors, followed later by taller blocks.
After the major earthquake on Montenegro's coast, a temporary settlement known as the ‘Swedish barracks’ was built in Seljanovo. Houses intended as temporary accommodation remained in use for decades. Two apartment buildings were built in their place.
03Porto Montenegro
Porto Montenegro is a luxury waterfront residential development built around a marina for large yachts. A promenade with restaurants, cafes and bars runs beside the berths, while shops line Strada Navale and smaller side streets.
Ksenija, one of the residential complexes beside the marina, has stone and rendered facades, tiled roofs and window shutters. A walkway between the buildings runs alongside rows of columns to a square with a fountain, modelled on the squares of Kotor.
Porto Montenegro's public streets and promenades are open to visitors who are not staying there. The same site was once a closed naval complex. Public passages run along the ground floors of residential buildings, while some private space for residents is raised above street level.
